    Gregg Menell is the finest real estate agent we have ever had the pleasure of working with. Pendulum Property Group is a model of excellence for the whole real estate industry. Gregg has a great mixture of intelligence, integrity, caring, grace, diligence, and drive that makes him and his agency exceptional.

    From the first meeting, he and his colleague Lila, came prepared with market statistics and knowledge of the Westchester (Scarsdale) housing market. They give a comprehensive assessment of your house and how it fits into the market. They also provide realistic suggestions on what to do to maximize the selling price of your home and sell it as quickly as possible. All suggestions are pragmatic and on target and he followed up with an action plan to get things completed.

    Gregg approaches a home sale as a collaborative process and works with an incredible team of people. From top-notch stagers to a variety of reliable contractors. Every person Gregg brought into the selling process added value.

    Gregg is an inherently decent, kind person. There were a couple of situations that arose (all created by us) that would be challenging for any realtor and Gregg was always supportive and did the right thing for our situation - which we greatly appreciated.

    What I liked most about working with Gregg is that he answered all of our questions and clearly articulated his thinking. I could disagree with him or he could with me and I always thought it produced a better outcome for both of us. His communication was excellent throughout the process.

    Gregg clearly loves what he does and is at the top of his field. He had a full-price offer with great terms very quickly. I would use Pendulum/Gregg for every real estate transaction if I could.

    Gregg is the consummate professional and hiring him is one of the best decisions I have made. I am certain that Gregg’s insight and efforts resulted in my home selling for hundreds of thousands of dollars more than it would have with anybody else. Equally as important, he made the process simple and easy for me – fully preparing my home for market and selling it while I was out of state.

    While I was in Florida for the winter, I decided to sell my home in NY. I reached out to Gregg and gave him my garage code and a budget. Gregg mapped out a plan and, over the next few weeks, executed it flawlessly. In addition to boxing up many of my belongings, decluttering my entire home and changing the lighting himself, he brought in and oversaw painters, movers and stagers. He even laid out the money for their services, which I later repaid. He was in constant communication with me, sending me daily updates, including pictures, so I could follow the progress and chime in when necessary. It could not have been easier nor less stressful. Gregg took care of us and our home as if we were family.

    Gregg analyzed my entire development which helped inform our pricing decision and delivered multiple offers the first week, including one that was $300,000 more than what my neighbor’s home, which was the same model, was selling for. As a result of Gregg’s efforts, he got us an incredible deal, without contingencies, and with a closing date that met our needs - almost 5 months from the contract date. Before we came back to NY, Gregg took the time to put all of our belongings back where they were before he started this process. In the end, because of Gregg’s efforts and vision, we had the highest sale price in our community since 2007 and could not be happier.

    Gregg Menell from Pendulum Property Group is the best real estate professional you’ll ever work with. He is knowledgeable, thoughtful and a pleasure to work with. The entire experience of first meeting him, going through his presentation of the strategy he generally uses and then finally executing all the plans was very streamlined, flawless and insightful. Gregg has a strong hold on social media, high tech photography and local market analysis that he uses strategically for his clients’ benefit.

    My husband and I needed to sell our 80-year-old house in Edgemont when we started working with him. We learned about Gregg through his Scarsdale Housing Market FB Group. The decision to meet him was inspired by the many raving reviews about him and the fact that he offers a very personalized service. Honestly, ALL the reviews were spot on! He is as dedicated and hard working as each one of his clients say. Gregg did not shy away from actually working hands-on during the entire process. Whether it was picking up packing materials and helping pack and organize our house in order to expedite the process, picking up and laying mulch when our gardener was not available or jumping in to motivate us to act, he was there every step of the way and made sure everything went seamlessly at the pace that worked for us. I have to say, he is very meticulous and works tirelessly with laser sharp focus on the end goal. He was always available and very responsive. He even postponed a medical procedure to ensure our process was not disrupted. He is also very resourceful who can not only guide his clients through the process, but also provides referrals for every service needed from contractors to lawyers, all the while giving his clients the freedom to make their own decisions. He guided us in making repairs and improvements to increase the value of our home and make it easier to sell and worked closely with our contractors to make sure everything got done. The entire time, Gregg remained conscious of our budget and helped us work within it. He also brought in expert help from stagers and other associates who were very helpful all along the process.

    In addition to his professional stager who was priceless, Gregg and Lilia helped stage the house personally – they brought in several décor and furnishing items. All of them together transformed our house in a matter of days. Our house looked exquisite on the day of pictures and showings. We were pleasantly surprised to see our house change so drastically. Needless to say, we got multiple offers on our house and Gregg negotiated with the utmost integrity and transparency toward all parties and helped us close at a price that was above asking!

    He not only handled the entire project efficiently and professionally, but also balanced my husband’s and my often-conflicting asks and needs. Along the way, we hit a few bumps in the road, which Gregg helped us get over very smoothly. There were a couple times when I personally had doubts that we would be ready to go “live” on our desired date. Gregg and his associates then got on the phone, assuaged our concerns and activated the contingency plan to suit us and the timeline. Through all the ups and downs, Gregg was always present with a “can do” attitude to check on us and to problem solve. He truly goes above and beyond.     Gregg did a phenomenal job staging, pricing and selling our home and I couldn’t be happier with my decision to work with him. While our house was updated and extremely well maintained, Gregg and his stager (who Gregg paid for) still identified things we could do enhance our home’s appearance and increase its value. Gregg supplied many staging pieces and helped move heavy items. Gregg spent countless hours helping to prep our home for market as well as discussing our strategy. He was enormously helpful and sensitive to our needs.

    To price our home, in addition to providing a wealth of data to help pinpoint what we could expect to receive in the market, Gregg took me on a “field trip” to further educate me and we could see how my home compared to other homes on the market. Ultimately, Gregg’s view of pricing was spot on.

    In addition to helping enhance the value of our home, he executed the sale process flawlessly. If you are considering selling your home in the area, you must speak with Gregg.

    Gregg provided white glove service in the sale of our house. His efforts, and those of his team, allowed us to achieve an exceptional transaction, surpassing all our hopes. Most importantly, Gregg is likely the most decent person with whom we have had the pleasure of doing business. He has become a dear friend.
    After 41 years, it was time for us to downsize. Once we retained him, Gregg became involved in all aspects of our relocation, the preparation for sale and marketing of our home. At his first visit, Gregg delivered us an analysis on the entire housing market and then narrowed it by property size, style of home, and neighborhood. He came prepared.
    While our home was in very good condition, its décor was dated and tired. Gregg told us that to get the best price, the house should appeal to today’s buyers and be “move-in” ready. Gregg described how he could team up with us to prepare our house for sale. He had a plan and a strategy. They made sense to us. He could arrange for and bring in the appropriate resources to cost effectively improve our house’s appearance, functionality, and potential for sale. We enthusiastically signed up with Gregg. Gregg recommended updating our home to maximize its value. However, he could provide us with cheaper alternatives, if that is what we wanted.
    We did not want to live in our house while it was being prepared for sale. Before meeting Gregg, we looked for alternative housing, but we were unsuccessful. Gregg quickly found us a new place to live. Once we left our house, Gregg coordinated updating it. Gregg remained sensitive to our budget constraints. He never made us uncomfortable or pushed us to adapt a particular “vision” on faith. All improvements were judged by their added value. Gregg recommended painters, floor finishers, contractors, and electricians. He consulted a decorator who made multiple visits. Constantly advising us and with our approval, Gregg bid out various aspects of the renovation at different levels of improvement so that we had alternatives. We agreed upon vendors and an approach. Gregg’s updating of our house took approximately one month and was finalized with professional staging to further highlight our home’s best features. Gregg oversaw the entire process.
    It is astonishing that Gregg could get the results he did in the short time frame, especially since there was significant competition for contractors as this was right after hurricane IDA. Gregg had the work completed on time and within budget. He was even happy to roll up his sleeves to help push things along, despite our requests otherwise. During the time we lived in our house, we were never as successful getting improvements done as quickly and satisfactorily as Gregg got for us while preparing our home for sale.
    Once the house was ready, Gregg began his marketing plan, including delivering high-end video and photography. Gregg advised us on the pricing of our home, reflecting current supply and demand. Gregg was also thoughtful about when to go live and when to hold our open house, considering the impact of Halloween, inclement weather, and the NY Marathon. We had over 50 showings in five days. Another 30 buyers attended the open house. We had numerous offers, including seven above asking. Gregg helped us judge the pros and cons of the bids and their terms so we could make the decision that best suited our goals. We had a signed contract two days later and closed four weeks from the day the house was first offered for sale.
    Gregg’s market knowledge, vendor management and sales execution were impressive, but these qualities are exceeded by Gregg’s integrity. Several potential bidders at the open house sought out Gregg as buyer’s agent. To avoid a conflict with our interests as sellers, he directed them to find another agent, forfeiting a substantial buyer’s agent commission. Gregg paid so much attention to us, we felt like we were his only clients. It is our pleasure to recommend him unconditionally.
